David Sayer Consultancy was set up in 2019 to provide a focussed agency and development consultancy to land and property owners, housebuilders and developers in North West England. We have a strong reputation for providing detailed, practical market led advice to maximise each opportunity and whether buying or selling, we have considerable success and a significant track record in delivery.

Evaluating the opportunity is just the beginning and our skillset is identifying, managing and reducing risk for clients as well as maximising their returns. It’s underpinned by years of transactional experience and a deep market knowledge.

Principal

David is the agency’s Principal and has a career’s worth of experience advising landowners, housebuilders and developers on their sales, acquisitions and disposals. His area of operation extends throughout the north west including, Liverpool City Region, Lancashire, Cheshire and Cumbria where his connections and wealth of market knowledge can give a real competitive advantage.

David’s style is personable, discreet and diplomatic, qualities that can be key to concluding a transaction. Buying or selling land is not a straightforward task and there are often pitfalls. DSC can provide soloutions through strategic and lateral thinking.

Ben Woodcock

Land & Property Director

Ben is the agency’s Land & Property Director focussing on the development of residential and mixed-use sites. With a wealth of experience, Ben is well known and respected in the industry with key areas of expertise including Agency & Disposal, Development Consultancy, Developer Procurement and Strategic Land Advice.

Ben is a hands-on, results driven professional and prides himself on building lasting strategic partnerships with Land Owners, Developers and Investors.

Prior to joining the agency, Ben was an Associate Director in the Land & Development department at Avison Young.

CASE STUDIES

Widnes, Cheshire

Private Landowners

DSC brought together four Landowners to conclude a collaboration and equalization agreement combining 40 acres. Conditional land sale agreed with Miller Homes subject to planning following allocation in approved Halton Council local plan. Detailed planning application now submitted.

Brokenstone Rd, Blackburn

Taylor Wimpey & Barratts

DSC advised Taylor Wimpey and Barratt Homes following introduction of the site and were involved throughout in agreeing terms subject to detailed planning for 450 units. Acquisition completed.

Halewood, Knowsley

Private Clients

Advised private landowners on proposed allocation for 2 sites totaling 40 acres. Formed part of a larger area identified as an extension to Halewood proposed by Knowsley Council. Sale agreed with Bellway Homes conditional on planning. Application approved for 413 units. Negotiated deductions for abnormal costs, affordable housing and S.106 costs.

Milnthorpe Rd, Kendal

THE Levens Estate

Whilst at GVA David advised The Levens Estate on 2 sites in the Kendal area. The Milnthorpe Road land, which was consented for 110 units and sold to Jones Homes, is an example of a phsyically complex site. The development is now largely complete.

Lunts Heath Rd, Widnes

Private Clients

Advised private clients on an option agreement with Redrow Homes to promote the planning case for a development totaling 15 acres net for residential use on a greenfield site.

Following a successful planning application terms were agreed with Redrow for a sale of the land.

Melwood Training Ground

Liverpool Football Club

Advised Liverpool FC on the disposal of their 12-acre site in West Derby which benefitted from outline planning permission for up to 160 units. Following a competitive tender process, an unconditional deal was agreed with Torus.

Victoria Riverside

Far East Consortium

Whilst at Avison Young, Ben advised FEC on the disposal of the affordable housing element across the Victoria Riverside scheme. This included establishing an affordable housing delivery panel for Red Bank. Trafford Housing Trust/L&Q were selected as partners for the first phase of development which will comprise 128 apartments with a mix of shared ownership and rent-to-buy properties.
